Many people want to try selling their home on their own and sometimes it works out great. Here are some tips that will hopefully help you.
The best internet exposure you can get is posting your ad on www.ksl.com and www.postlets.com KSL gets the most traffic and postlets will put a professional looking ad on over a dozen other sites, including craigslist. (On ksl you’ll need to delete your ad and repost it weekly if you want to stay at the top of the list).- Clean out your house to a bare minimum. You may need to rent a storage unit if you have lots of stuff. Take down all the pictures on the fridge, clear the counters completely, have someone else come over and point out any areas in the house that appear “cluttered” with too many pictures, decorations or too much furniture. Let people visualize their stuff in your house, its hard if you have it filled up.
- Get a blank sign, write House For Sale by Owner in big magic marker, put your address and phone number and place it on the closest busy street. People who specifically target For Sale by Owners are trying to find a great deal. Nothing says ignorant seller like a magic marker sign. It will get you more phone calls guaranteed.
- Get a free price analysis from a Realtor like me. Don’t waste precious time on the market at the wrong price. 90% of homes for sale aren’t selling, what your neighbor is asking for their house isn’t a good indication of what yours will sell for. I’m happy to do this for anyone and I won’t make you sit through a pushy sales presentation for it.
- When people look at your house, don’t tail them. Lock up your valuables and let them roam without you looking over their shoulder. (If they look sketchy or come at odd times, then you can tail them, with a gun).
- After they come through, call them or their agent and ask 1-How did it compare to other houses they looked at? 2-Did they buy another house? If yes, find out what house just beat you out and why. Then adjust things according to feedback, might be price, condition, smell etc.
